How the data works

House Footprint Data

Floor area figures are based on UK average house sizes from DCLG (Department for Levelling Up, Housing and Communities) housing statistics and the NHBC Foundation research on UK house sizes. All measurements represent the ground-floor footprint — the area of land the building physically covers — not the total internal floor area.

A two-storey 4-bedroom detached home may have 3,000 sq ft of total living space but occupy only 1,582 sq ft of ground. It is the ground footprint that determines how much of your plot the building consumes.

Plot Size Conventions

UK land is commonly sold in acres and fractions of acres. PlotVision uses the four most common self-build plot sizes: ¼, ½, ¾, and 1 acre. Metric equivalents are provided for all calculations.

Reference footprint

A 1,050 sq ft ground-floor footprint is used as the calculation baseline — representative of a typical 3-bedroom semi-detached. This is the reference against which all other house types are proportionally sized in the visualisation engine.

PlotVision visualisations are capped at 50% plot coverage — the practical upper limit for residential development. UK planning policy typically restricts coverage to 30–40%, but actual developable area will vary depending on site constraints, Local Plan policies, and individual planning authority requirements.
